Oktoberfest at Bruzze Brewing kicks the whole thing off tomorrow. Then it's six straight weeks of the best weather we get all year.

Everybody I know who hosted the holidays at the lake started looking in the fall.

Not because anyone rushed them. Because that's just how the steps stack up. You look. You narrow it down. You go under contract, you work through inspections, you wait on a lender, and then somebody hands you a set of keys. Run that backwards from a December table full of people, and you land right about here.

Which brings me to 1190 Sugar Run, here in Reynolds Lake Oconee.

If your home has passed 30 days with few showings and no offers, the market is telling you something specific. Here is what the numbers actually look like in Greene County. Not statewide. Not Atlanta. Here.

Greene County homes are averaging 71 to 73 days on market in the most recent 2026 data. Gated communities at Lake Oconee are averaging 121 days, non-gated luxury 100. Georgia's statewide average in July was 56. And there are 500 active listings in Greene County right now, which means buyers have options and they know it.

That is not a distressed market. It is a resort market where buyers are deliberate. But it does mean you cannot judge your own listing against a statewide number.

If you do adjust, make it count. One to two percent on a $700,000 home does not reset your position in search results. Pair it with new photos and a rewritten description. And anchor the number to what has actually closed in the last 60 to 90 days, not what a neighbor got two years ago.

We have lived at Reynolds since 2010 and I am a member at Cuscowilla. I watch these numbers every week because this is my market too.

Two years. That's how long we looked for the right lot inside Reynolds Lake Oconee.

Not because nothing was available, because nothing was right. My sellers knew what they wanted, and I wasn't going to talk them into something less than that just to close a deal faster.

Then the right lot hit the market. We moved that day: under contract before it ever saw multiple offers.

The Sellers built an exceptional home on that lot. Three years later, life shifted and their passport's were getting more use, so it was time to downsize for travel instead of square footage.

Living on Lake Oconee means learning the rhythm real fast — including the part where every conversation eventually turns to boat traffic on a Saturday. 😉

Half the fun of this place is knowing exactly what someone means when they say "cove's packed today" or "we're waiting on the ramp again." It's not really a complaint. It's just the price of admission for afternoons like this one.

Case in point: my kids wake surfing as the light starts doing that early-fall thing, all gold and low over the water. This is the season I look forward to all year — the lake starts to empty out a little, the water's still warm, and every ride feels like it might be one of the last easy ones before the cold sets in.
