When you buy your first car, you want someone who’s done it before beside you as your advisor. It is for these reasons, and many others, that the percentage of people using a Realtor in their real estate transaction has increased between 2001-2014 from 69% to 88%. I’ve lived and worked in the Dallas, Detroit and Denver metro areas—three very different markets! I’ve bought, sold, and owned/managed investment properties with experience in residential, commercial, and undeveloped property. Time after time, I’ve seen the difference that a great broker and brokerage makes. There’s lots of them out there--lots of brokers and brokerages clamoring for your business and making all kinds of claims and promises. The decision is consequential. In my experience, it’s a very small portion of them that are committed to and capable of providing great above-and-beyond service in handling your real estate transaction. My buyer clients thought they'd found their forever home two and a half years ago when they downsized from their family home of three decades. They poured a lot of money into it to make it "just right." And they made it AHMAZING... But, I'm afraid you can't just buy a new setting with a stunning view. So, my charge was clear: 1) Find and buy the perfect house first. 2) Help us minimize our losses. 3) Deliver a view that we simply HAVE TO move for.

This doesn't even begin to convey how sweeping, proximate, and stunning the view is.

It all started when their daughter moved out of town after accepting a job in the Midwest. They knew me from local online groups I was involved in and reached out, contemplating a quick move at the end of last summer. After consulting, they decided to wait until this summer and used the time to follow my advice and do some refresh work on their finished basement.

We got back together in the spring of this year and decided it was go-time. The work they had done made their biggest negative a big plus. And with precision pricing, we felt we could get it to sell in a reasonable amount of time. We didn't expect to get three offers simultaneously after a five-day stay on the market! We didn't expect to get offers as high as 103% of the list price. And, we did not expect the $45,000 inspection objection, but we were able to aggressively negotiate it down to $8,000, mainly because of a sewer line problem. But we got all of those, plus a 60-day rent-back to allow them to move on their timing.
