Before you spend money on updates, it’s important to understand what buyers, appraisers, and lenders may pay attention to. Deferred maintenance, outdated major systems, unpermitted work, pet damage, and poorly completed DIY projects can all raise concerns about condition, safety, and future repair costs.

Even cosmetic choices like bold paint colors, heavy wallpaper, or removing features buyers still value, like a bathtub, can shrink your buyer pool.

‼️BUYERS AND SELLERS PAY ATTENTION‼️

If your home is on the market and you have security cameras, baby monitors, Alexa devices, or any other device recording or transmitting during showings or an Open House, you could be stepping into serious legal territory in Pennsylvania.

Under Pennsylvania’s Wiretapping and Electronic Surveillance Control Act (18 Pa. C.S. § 5703), PA is a two-party consent state, meaning all parties must consent to an audio recording or interception of a private conversation. Violations can lead to criminal charges and civil liability.

That means sellers should NEVER:
❌Listen to buyers through live audio feeds
❌Record conversations during showings
❌Leave smart speakers (Alexa, Google Home, etc) or pet cams with audio enable
❌Place cameras in rooms where privacy is expected like bathrooms & bedrooms
❌Attempt to gather negotiating intelligence by monitoring buyer comments

Even if the intent is innocent, like checking on pets, the law focuses on the interception itself, not the reason behind it.

What is generally safer?
✔ Video-only surveillance without audio
✔ Cameras limited to common areas
✔ Disclosing surveillance devices to visitors

Buyers should assume cameras are everywhere. Don’t discuss pricing, motivation, or negotiation strategy unless you’d say it directly to the seller.

Technology is moving faster than most people realize and you don't want to put yourself in a legal landmine. Before listing your home, talk to your agent about what devices are present and what need turned off during a showing or Open House.

This is a protect-yourself-from-a-felony scenario and absolutely a “better safe than sued” situation.
