📊 September Denver Metro Market Update

The market continues to show a mix of steady pricing and softer buyer activity heading into fall.

🏡 New listings were essentially flat compared to last September, with 5,478 homes hitting the market.
📉 Home sales were down 17% year-over-year, with 3,308 homes sold.
💰 The average sold price increased 3% to $713,438.
⏱️ Homes spent an average of 51 days on market, nearly unchanged from last year.

One of the biggest numbers we’re watching: showing activity fell 12% compared with September 2025, averaging just 3.7 showings per active listing.

What does that mean? Buyers are still out there, but they’re being more selective and sellers need to be especially thoughtful about pricing, presentation and strategy to stand out.

🍂 Add this one to your Colorado fall bucket list: The Royal Gorge!
We were just there, and it was a good reminder that you don’t have to travel far to experience some pretty incredible places right here in Colorado.
The Royal Gorge is impressive any time of year, but with cooler temperatures and fall colors on the way, September and October are a great time to make the trip. 🍁
Walk across the bridge, take in those very Colorado views from the train, and if you’re feeling brave… look down from the zip line or sky coaster! 😳
Colorado gives us a pretty amazing backyard to explore, and this one is definitely worth adding to the list!

🏡 Denver Metro Market Update | August 2026

The late-summer market continues to show a shift toward more choices for buyers and a little more competition for sellers.

Here’s what stood out across the Denver Metro 11-county area:

• 5,477 new listings: up 6% from August 2025
• 3,536 homes sold: down 13% year over year
• 46 average days on market
• $731,915 average sold price: up 1% from last year
• Showing activity was down 9% compared with August 2025

The big takeaway? Prices are holding relatively steady, but buyers are taking their time. With more homes coming to market and fewer sales, buyers have more options and sellers need to be especially thoughtful about pricing, condition, and presentation if they want to stand out.
