For Real, this is a major pivot from being “high-growth cloud brokerage” to becoming a hybrid brokerage + franchise + technology platform. If executed well, the market should value that more highly than a pure brokerage model. If executed poorly, Real just took on debt and complexity at the exact moment the industry is consolidating hard.

Real gets:
A global brand that still has huge agent awareness.
A franchise model with much higher EBITDA margins than an owned brokerage model.
A large agent base to introduce reZEN, Leo AI, Real Wallet, mortgage/title, and other platform tools.
Diversified earnings beyond Real’s transaction-heavy brokerage revenue.
A more credible “platform company” story for public investors.

RE/MAX gets:
A modern technology platform.
AI and automation that franchisees probably could not build efficiently themselves.
A faster-growth public-company vehicle.
A path to improve agent retention and recruiting without killing the RE/MAX brand.

What is the one thing to watch heading into April?

New listings.

March typically sees the biggest month-over-month jump in new listings of the entire buying season, averaging an 18% increase since 2017.

This year, it was over 20%.

Whether that momentum carries into April will be a big indication of seller confidence and demand, since most sellers buy as well. Last spring saw very little new listing momentum. Tariff-driven uncertainty and recession fears hit in early April, sidelining both sellers and buyers and setting up a cruel summer marked by buyers and sellers too far apart to transact.

The worry is that this spring’s geopolitical tensions could cause history to repeat itself in the housing market. If sellers pull back next month, we risk another spring that fails to launch.
