Flooding from rising water is typically separate from standard homeowners coverage, and some Gulf Coast properties may also need additional wind or hail protection. That’s why insurance should be part of your due diligence before you get to closing.

Ask about the roof, deductibles, flood risk, previous claims, and available insurance quotes early in the process so there are fewer surprises later.
