I can remember how challenging it was to coordinate the move with a toddler and newborn trying to find a neighborhood with the best schools, the right activities, and the perfect house. With the help of relocation services, we did just that, and we could not be happier that we moved here. My sincere objective is to keep your best interest at heart while guiding you through the home sale process. Prior to real estate, I served in the United States Army in Automated Logistics attaining the rank of Sergeant before earning my bachelor's degree in Business Management from the University of Phoenix. My professional background also includes experience in the fashion industry working as a stylist for Stella & Dot. I am an avid volunteer in my community. I currently serve on the Woodcreek Middle School PTO Board, and my family volunteers weekly with a local pet rescue organization. Walk room by room and record your belongings—including closets, cabinets, drawers, electronics, appliances and other valuable items. For major purchases, capture serial numbers, receipts or close-up photos when possible.

The Texas Department of Insurance recommends keeping a home inventory because it can help document your belongings and simplify a future insurance claim.

☁️ Save the video somewhere secure outside your phone, such as cloud storage, and update it after major purchases.

It’s a simple task you’ll be grateful you completed if a hurricane, fire, theft or other unexpected loss ever occurs.

Houston reached a record 40,750 active single-family listings in July. Buyers have more choices and negotiating room, yet the median sales price still edged up to $340,000 and sales increased 1.6% year over year.

But Houston isn’t one market. Here’s how three local ZIP codes compare:

3.3 months of inventory
102 active homes
Average list price: $481,950
12-month average sold price: $475,731

📍 Spring | 77373
5.0 months of inventory
363 active homes
Average list price: $288,879
12-month average sold price: $258,044

📍 Bayou Vista | 77563
9.7 months of inventory
112 active homes
Average list price: $463,240
12-month average sold price: $346,397

Kingwood has tighter inventory; Spring is closer to a balanced market; and Bayou Vista gives buyers considerably more selection.

The takeaway? Whether buyers or sellers have the advantage depends on the location, price range, property condition, and competition—not the Houston headline alone.
