I had two apples, some yellow cake mix and butter on hand, so this little apple cobbler was the perfect Sunday treat. Simple, warm and made with what I already had in the kitchen.

🏡 Orange County Market Update | July 2026

These are the latest finalized market statistics available for Orange County. Real estate reporting is usually a little behind because transactions must close and the sales data has to be recorded and compiled before an accurate monthly report can be released.

Orange County remains a seller’s market, but buyers are getting a little more breathing room. Inventory and market time increased in July, while homes still sold for 99.3% of their asking price.

What does this mean for you? Sellers still have a great opportunity, but preparing your home, pricing it correctly, and having the right strategy are more important than ever.
