The median price of a detached home in the Coachella Valley ended September at $624,000, which is a change of -0.3% from last year. The median price of attached homes ended the month at $425,000, which is a change of 1.2%. The three month average of sales in September was 483 units a month compared to 543 units a year ago. The 12-month average, which takes out seasonality, was 619 units a month. Average monthly dollar sales in September were $383 million, compared to $426 million last year.

At the end of September, total Valley inventory was 2,765 units, which is a change from last year of -1.2%. The Valley’s “months of sales” ratio was 4.5 months, which is a change of -0.1 months from last year. A regional months of sales ratio under 6.0 months indicates the housing market is balanced.

At the end of the month, the median number of “days in the market” in the Coachella Valley was 57 days, which is a change of -3 day. Currently, detached homes are selling at an average premium/discount of -2.8% compared to -2.7% a year ago. Attached homes are selling at -3.8%. The percent of homes selling over list price was 11.0%. This compares to 11.4% last year.
