April 2026 Coachella Valley Residential Real Estate Market Update

Our local real estate market experts, Market Watch LLC, just released their April 2026 GPSR Desert Housing Report. Some highlights:

PRICES:
• The Coachella Valley April detached home median price was $690,995 (down 4.6% from $724,500 in April 2025).
• The Coachella Valley April attached home median price was $497,500 (down 0.5% from $500,000 in April 2025).
• Year-over-year April price changes for Coachella Valley detached homes ranged from a 0.4% decrease in Indian Wells to a decrease of 14.6% in Palm Springs.
• Year-over-year April price changes for Coachella Valley attached homes ranged from a 3.7% increase in Indian Wells to a decrease of 21.2% in Desert Hot Springs.

SALES:
• Coachella Valley April average monthly home sales were 16.4% below pre-pandemic normal (i.e., average April home sales in 2016, 2017, 2018 & 2019).
• Coachella Valley April average monthly home sales were 760 homes (up 2.1% from 745 home sales in April 2025).
• Coachella Valley April average monthly home sales in dollars were $719 million (up 0.8% from $713 million in April 2025).

INVENTORY & MONTHS OF SALES RATIOS:
• Coachella Valley home sales inventory on May 1st was 3,534 homes (down 7% from 3,799 homes on May 1st, 2025 and close to pre-pandemic norms for this time of year).
• On May 1st, the highest home inventory level by city was 803 homes in Palm Desert (down slightly from 804 homes on May 1st, 2025). The lowest home inventory level was 139 homes in Coachella (down 26.1% from 188 homes on May 1st, 2025).
• On May 1st, the Coachella Valley’s months of sales ratio was 5.6 months (down from 6.2 months on May 1st, 2025).
• On May 1st, months of sales ratios by city ranged from 3.8 months in Bermuda Dunes to 5.7 months in Coachella.
• On May 1st, months of sales ratios by price range ranged from 3.9 months for homes priced between $400K and $499K to 6 months for homes priced over $2 million.

DAYS IN THE MARKET:
• At the end of April, the median number of days in the market in the Coachella Valley was 49 days (up slightly from 48 days at the end of April 2025).
• In April, Rancho Mirage had the shortest average selling time at 42 days and Bermuda Dunes had the longest median selling time at 61 days.
• In April, the shortest median selling time was 37 days for homes priced over $2 million and the longest median selling time was 60 days for homes priced between $700K and $799K .

PRICE DISCOUNTS/PREMIUMS:
• In April, Coachella Valley homes were selling at average discounts from list price of 2.7% for detached homes and 3.4% for attached homes.
• In April, average selling discounts in the Coachella Valley ranged from a discount of 1.4% in Coachella to a discount of 5% in Bermuda Dunes.
• In April, the lowest average discount from list by price range in Coachella Valley homes sold was 2.1% for homes priced between $500K and $599K. The highest average discount was 4.6% for homes priced under $300K.
• In April, the percentage of homes in the Coachella Valley selling over list price was 9.9% (down from 11.3% in April 2025).
