A peek into life as a North Liberty
This month we got into a few fun things:

• Got to cheer Justine on at the Gladiator Assault Challenge in Boone! She did amazing and we are so proud of her!
• My clients found their dream home and the pool is being sold “as is”, so we still get a pool inspection to make sure everything is working as it should---keeping a close eye on what’s happening in the Corridor market
• Got permission from my orthopedic to start exercising again, my goal is to get outside more —spring walks with the pups and fresh-air resets when the schedule allowed

The spring market is in full swing here in North Liberty and I'm excited to see what's in store as we head into summer.

Then I've seen a $1,500 garage door swap change a buyer's entire first impression before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

Most buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and what it looks like when it's finished.

Don't forget to ask what stays with the home. Appliances, furniture, window treatments, these are all negotiable. (And that's money you don't have to go spend later).

Inspired by the greatest rom-com of our time.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer "just to see" often just signals to the seller that you're not serious.

The good news: all of this is avoidable with the right guidance going in.
