✨ A Brand-New Home That Fit Their Budget — With Money Back at Closing. ✨

These buyers met me at an open house with a big question: “How can we sell our current home and actually afford to upgrade?” 🏡

They knew they wanted something bigger and brand-new, but weren’t sure how to make it happen within their budget. I gave them a roadmap, laid out the strategy, and put the plan into action 👍🏻 We started shopping, prepped their home for listing, and then put the plan into action! Buy and sell at the same time!

🏖️ Congratulations to my buyers on their new vacation home in St. Augustine Beach! 😍

This transaction was a great reminder of why due diligence matters. During the inspection, at House Scan Inspections noticed signs of a septic tank, even though everyone involved believed the home was connected to public sewer. After further investigation, we discovered the home was in fact on septic—a detail that had gone unnoticed through multiple owners and transactions. 😳 While this was certainly an unexpected surprise, it’s also a great reminder that problems have solutions. 🙌🏼 Once all parties came together and agreed on a fair resolution, we were able to move forward and successfully close the transaction.

In the end, my buyers received:
✔️ Reduced purchase price
✔️ Closing costs paid by seller
✔️ Buyer agent compensation paid by the seller
✔️ A seller credit for the cost of future septic-to-sewer conversion
