🚨 BIG NEWS FOR HOMEBUYERS & REAL ESTATE AGENTS 🚨

Starting March 4, 2026, a major consumer protection law is officially in effect — and it’s a game changer for anyone applying for a mortgage.

The Homebuyers Privacy Protection Act (H.R. 2808) has largely banned the sale of mortgage “trigger leads.”

What does that mean in real life?

Until now, the moment a lender pulled a borrower’s credit for a mortgage application, credit bureaus could sell that data to other lenders. Many buyers experienced the same frustrating situation:

📞 Dozens of phone calls
📧 A flood of emails
💬 Text messages from lenders they never contacted

Often within minutes of applying.

That practice is now largely prohibited nationwide.

✔️ Effective March 4, 2026
Credit bureaus can no longer sell your mortgage inquiry data to competing lenders.

✔️ Homebuyers get their privacy back
No more immediate barrage of unsolicited calls from lenders you didn’t choose.

✔️ Clear national standard
This federal law creates uniform rules across the country, protecting consumers and helping reduce confusing, aggressive marketing.

There are a few limited exceptions — such as the lender you applied with, your current mortgage servicer, or a bank/credit union where you already have an account — but the days of your information being instantly sold to multiple competitors are largely over.
