SOLD in Kitty Hawk! This semi-soundfront 4-bedroom home on Bay Drive had 6 showings the first day it was available and went off the market shortly after.

The location, views, layout and ability to immediately move in or rent out made this one very marketable.

The sellers had so many great memories in this house that it is bittersweet to sell it, but they'll be able to use the proceeds towards a debt free life with more time for their growing family.

(We found their dream home a couple years ago, so they are still in the neighbborhood.)

They are my friends and neighbors and I'm so happy for the successful sale! The seller made a wise investment a few years ago to buy, not rent, and boyyyyy did the timing work out for him!

Another listing found a new owner! Congrats to my sellers and to the new buyer. This 4 bedroom home with its own salt water pool also allowed for single-level step-free living! And it's impeccable upkeep separated it from the crowd.

I traveled to San Antonio with a few of my fellow KWOBX agents to network with the top Keller Williams Realty, LLC agents across the country and to learn from Gary Keller himself, at the annual Keller Williams Mega Agent Conference.

We did a deep dive into:
- national and global economic conditions and how they effect the real estate market
- how to better consult and serve our clients
- pricing strategy in our current market (80% of US metropolitan cities are buyers markets right now 😳)
- AI technologies that increase productivity
- how to optimize and scale our real estate businesses
- a ton of focus on mindset so we can show up as our best selves for our clients and families.

Oh and we learned that San Antonio has so many Michelin recommended restaurants!

Thank you San Antonio and Keller Williams Realty OBX for the opportunity! Special shout outs to Myatt, Spencer and Chris Mann for the generosity while we were there.

Now I’m ready to be back home on the Outer Banks and swim in that warm ocean water that’s been so clear and tropical this summer.

Before I became an Outer Banks realtor, I ran a surf lesson school in Corolla. The parents of those kids were some of my first real estate clients and their early support kicked my career into gear.

Here’s a shout out to all my COROLLA SURF SHOP surf lesson students and their parents (AND the surf shop owner!) for taking a chance on me when I first became an Outer Banks realtor. Your confidence in me and support meant everything!!

UNDER CONTRACT! 644 Ocean Front Arch aka Pelican's Perch only made it thru two showing days before it found a buyer to step forward with a strong offer. Congrats to my sellers!

I've learned some lessons over the past 8 months with this rapidly shifting market that helped me give better counsel on pricing for this one. And as I told my sellers, the market let us know that we nailed it!

Assuming all goes well during the due diligence period, the sellers will get two enjoy two weeks of vacation at their beach house before handing if off to a new owner. And then using their proceeds to be debt free as they head into retirement.

THAT'S A WIN.

OFF MARKET SALE! The buyers and I toured all the inventory in Sandpiper Cay but nothing was the right fit. So I reached out to all the single-level unit owners in the complex, to see if they would consider selling. And we found one who happened to have the unit that checked all the boxes!

Gotta thank my friend Betsy Trimble for sending the buyers my way!
