Tijuana Industrial Real Estate 3rd Q 2025 Update: Buyer's & Tenant's Market Alert! The border buzz has gone quiet—demand for prime properties has dipped sharply, with YTD negative absorption hitting -1.3 Million SF through Q3 2025. Vacancy rates are climbing to 7.37% (that's 7.46M SF sitting idle), thanks to tenant downsizing and a flood of new supply.

What's Flooding the Market? A 20% surge in massive new deliveries, pushing high asking rents that just aren't sticking—rates softening 5-10% with concessions popping up.
Class A: $0.75–$0.83/SF/Mo | Class B: $0.62–$0.73/SF/Mo
Over 11.7M SF in the pipeline (3.6M under construction + 8.1M in planning)—way outpacing demand!

Land deals? Crickets. Empty buildings hitting the sales block, but sky-high valuations aren't matching rental reality. Is this just pent-up demand brewing, waiting for tariff talks to cool? (Spoiler: Q3 stayed negative despite some optimism.) At current pace, it'd take ~3 years of average absorption to clear the backlog. The tide will turn—developers are still betting big long-term. • Market Dynamics: Maquiladora headcounts are down 14% (32,000 jobs) since 2023, per Ruiz Morales, Baja California’s leading HR data source. Negative net absorption of ~1M SF over three quarters has pushed vacancy rates to ~8%, up from near-zero in 2022 when pre-construction leasing was common.
• New Supply: Over 3M SF of new industrial space is hitting the market, increasing competition. Older buildings are seeing significant rent reductions.
• Pricing Trends: Recent leases and lease extensions include Class A buildings as low as $0.47/SF and Class B- in El Florido at $0.65/SF NNN. In Mesa de Otay, asking rates range from $0.51–$1.10/SF, with Class B closings between $0.57–$0.85/SF NNN, depending on power and lot coverage.
• Market Drivers: A strong peso (~18.5/USD), unpredictable U.S. tariff policies, and softening U.S. industrial/logistics demand are contributing to the downturn.

Uncertainty about Tariffs is causing a slowdown in user activity in the Tijuana Market. The upside? Prices are dropping, and power is less scarce. Now is the time to buy. An example of this trend is a 10,000 M2 plant in El Florido with 3000 KVAs, Cranes and ample Office coming to market. Investors are still buying US dollar leased properties with strong US corporate guarantees, indicating that they are interested in the long term upside of owning land in this dynamic market, especially if they are paid to wait for values to climb again.
