Remember when sellers could just say no to everything and buyers had zero leverage? Today, the market looks a little different. Zillow says 67% of sellers are helping cover buyer closing costs.

That does not mean you have to say yes to everything as a seller. It just means understanding what buyers are asking for and figuring out which concessions actually make sense for your bottom line. Sometimes it is closing costs. Sometimes it is something else entirely. But a little give and take is pretty normal right now, and knowing how to navigate that is everything.

The market is moving and San Diego has some interesting things to talk about. 👀 Nationally, existing home sales ticked up slightly to about 4 million homes annually, and prices are holding steady with a national median of $417,700 (up less than 1% from last year).

Homes are also selling faster right now, spending about 32 days on market compared to 41 days the month before. That is a notable jump.

Here in San Diego, the detached home market is tight. Inventory is down nearly 25% year over year, which is why if you are waiting for a flood of single family listings, you might be waiting a while. The good news? Pending sales for detached homes are up 5%, so buyers are still out there making moves.

Attached homes (condos and townhomes) are telling a different story. More inventory, more pending sales, and the median price came down slightly to $675,000.

The bottom line: San Diego remains competitive, but attached homes are quietly offering some breathing room. Whether you are buying, selling, or just keeping an eye on things, I am always happy to talk through what this means for your specific situation.

The 2026 housing forecast changed. 🚨 Yes, rates are expected to run a little higher than projected, and home sales a bit slower. But experts are still forecasting home prices to rise nationally this year.

So don't see these revised forecasts as a warning sign. See them for what they are... a temporary adjustment to a market navigating uncertainty.
