The market is moving and San Diego has some interesting things to talk about. 👀 Nationally, existing home sales ticked up slightly to about 4 million homes annually, and prices are holding steady with a national median of $417,700 (up less than 1% from last year).
Homes are also selling faster right now, spending about 32 days on market compared to 41 days the month before. That is a notable jump.
Here in San Diego, the detached home market is tight. Inventory is down nearly 25% year over year, which is why if you are waiting for a flood of single family listings, you might be waiting a while. The good news? Pending sales for detached homes are up 5%, so buyers are still out there making moves.
Attached homes (condos and townhomes) are telling a different story. More inventory, more pending sales, and the median price came down slightly to $675,000.
