Here is your August 2026 market update. 🏡 Nationally, existing home sales dipped slightly to a 4.06 million annual rate, but here at home the story is a little more layered.

Detached homes: median price up 4.7% to $1,120,000, but closed sales dropped 17.6% and inventory shrank over 20%. Fewer homes to choose from, and they're moving faster too, days on market fell over 10%.

Attached homes (condos and townhomes) told a different story. Prices barely budged, up just 0.1% to $670,000, but inventory actually grew 4.6%, giving buyers a bit more breathing room.

The big picture? Buyers are being more selective, bidding wars are cooling off, and homes are sitting a little longer than they did last year. It's not a dramatic shift, just a market finding its footing.
