So many times I talk with buyers who know they want to purchase a home, but they may be a year or two away.

Buying a home is a big decision—and there are a lot of steps along the way. Having someone you trust to call when questions come up can make the process much easier.

Ask questions. Learn about the process. Get advice when you need it.

And remember, talking to a REALTOR® or lender doesn't mean you're committing to buy a home today. Don't sign anything until you understand it and you're ready.

Before you start looking at homes, know what monthly payment works for YOUR budget.
Your housing payment may include more than just the mortgage:
✔️ Principal & interest
✔️ Property taxes
✔️ Homeowners insurance
✔️ HOA fees, if applicable
And don't forget about utilities, maintenance and everyday life.
You may qualify for a higher payment than you're actually comfortable with—and you don't have to spend your maximum.
Start living with that future payment now. If your future housing payment is more than you're paying today, try putting that extra money into savings each month. You'll learn whether the payment is comfortable while building your home fund.
