We started this home-buying journey as one family…and somewhere along the way, they welcomed their precious baby girl! 🥹💕 Talk about an exciting season of life!

🍂 MARKET UPDATE | 8/22/26 🏡

Kids are back in school, August is winding down, and I am READY for the fall real estate market to get started! 🙌

August is traditionally a slower month, and we are definitely seeing that reflected in the market right now.

🏡 Homes are staying on the market longer in most of the areas I track, with Lebanon School District being the small exception where things are still moving a little quicker.

📈 Inventory is still up, which means buyers have more homes to choose from and don’t feel quite as much pressure to jump on the first house they see.

BUT… this is exactly why I’m looking for sellers right now. 👀

There are still buyers out there — and many of them have been watching the same inventory for weeks. Fresh, well-priced listings stand out.

There’s a difference between getting a listing and getting a home SOLD. 🏡

Sometimes the hardest part of my job is telling a seller something they don’t necessarily want to hear.

Maybe it’s the price.
Maybe it’s the condition.
Maybe it’s what needs to happen to get the home sold in the current market.

Could I tell you exactly what you want to hear to get the listing? Sure.

But that’s not how I do business.

I’ve been doing this long enough to know that overpricing a home and hoping the market catches up isn’t a strategy.

My job isn’t to agree with you just so you choose me. My job is to give you honest advice based on the market, my experience, and the data — even when that advice is hard to hear.

From putting up the FOR SALE sign to signing the closing papers, this one was such a fun experience from start to finish!

Since I had a vacation coming up, we were able to arrange for my seller to sign his closing documents early so I could be there with him before I left. The official closing happened while I was away, but you better believe I was still keeping tabs on everything and making sure we made it all the way to the finish line! ✔️

And apparently, when your Realtor celebrates with a leg in the air… you do too. 😂 I love it!
