We would be truly honored to have you join us on August 31 at 5:00 p.m. as we celebrate the opening of our new Cedar Realty Group office at 307 W. Main St., Lebanon, VA 24266.

This is so much more than the opening of a new space, itā€™s the beginning of an exciting new chapter, and we are incredibly grateful to have the support of the community that has helped make this moment possible.

The Russell County Chamber of Commerce will conduct our official ribbon-cutting ceremony, followed by an open house where everyone is invited to come inside, walk through the beautifully remodeled office, and explore our new space.

And, of course, we want to celebrate with good food and good company! Mountain Dogs Food Truck and Sno Shack will be joining us, and Cedar will be covering the cost of a meal for everyone who attends.

We would love nothing more than to see our friends, neighbors, clients, families, and members of our community there.

One of the biggest things I see in real estate is something called the ā€œOstrich Effect.ā€

Itā€™s when people avoid things they know they should probably look at, because it feels overwhelming or stressful, so they bury their heads in the sand and avoid it altogether. I see this all the time with buyers and sellers.

It usually looks like:
ā€¢ Not really knowing what your home would sell for right now
ā€¢ Putting off repairs because it feels like too much work
ā€¢ Waiting to make a move because the market feels confusing
ā€¢ Avoiding conversations about finances because you're "not ready yet"

I get it. But avoiding it doesnā€™t change anything. It just delays it.

When you finally ask the questions youā€™ve been putting off, you get a lot more clarity than you expected:
ā€¢ You may have more equity than you thought you had
ā€¢ The numbers might be more doable than you expected
ā€¢ There are options you didnā€™t even realize you had

The sooner you understand your situation, the more options you have. Information really does change everything.

If thereā€™s a tough question you have, letā€™s talk about it. Iā€™ll always be honest and transparent with you. It's better to address things up front than be surprised later.

With back-to-school season just around the corner, I got to thinking: Realtors and teachers actually have a lot more in common than you might think.
- We're both professional people-people.
- We answer approximately 7,000 questions a day.
- We repeat ourselvesā€¦ often. šŸ˜‚
- We somehow keep track of a million moving parts.
- We have days where absolutely nothing goes according to plan.
- We celebrate the little wins.

Hereā€™s a hot take that is bound to ruffle some feathersā€¦

Realtors are not required to buy or sell real estate. šŸ«£

Yep. I said it.

And honestly the industry needs to stop acting like thatā€™s not true. Many agents act like not using a Realtor is guaranteed to be a disaster every single time. That simply is not always the case.

You do not legally need me.
You do not have to hire an agent.
You absolutely can do it yourself.

Realtors are not a necessity.
Realtors are a service.
A strategy.
A buffer.
An experienced problem-solver when things go sideways.

But, we are not a requirement.

If you want to FSBO your house, you absolutely can.
If you want to buy direct, you have every right.
If you want to take it all on yourselfā€¦I genuinely hope it goes smoothly for you.

But alsoā€¦donā€™t confuse ā€œnot requiredā€ with ā€œnot valuable.ā€

Because when things do get complicated (and they often do šŸ˜¬), thatā€™s where the right agent earns every dollar of what theyā€™re paid.

The truth is, the best agents arenā€™t afraid to say you donā€™t need them. Because we know when you choose us, itā€™s for a reason.
