A Little Good News for the Metro DC Housing Market
After several bruising weeks, the Metro DC housing market finally gave us a little something to work with.
New contract activity across the region was down from this time last year—but by just 0.9%.
That’s a big improvement from the double-digit declines we’ve seen recently.

And there’s more:
📈 Montgomery County: +4.5%
📈 Prince George’s County: +6.5%
📉 Northern Virginia: -1.8%
📉 Loudoun County: -1.2%
📉 Washington, DC: -5.2%
📉 Prince William County: -12.3%

Overall, the six jurisdictions recorded 859 new contracts compared with 867 last year. Just 8 fewer contracts. Even more interesting? Year-to-date, the market is essentially tied with last year: 38,000 contracts in 2025 vs. 37,996 in 2026.
That’s a difference of just FOUR contracts after nearly 38,000 transactions.
Talk about consistency hiding underneath the noise.
What does this mean?

For sellers:
Buyer activity is looking healthier than it did during August, but longer market times in some areas reinforce the importance of pricing correctly from the beginning.

For buyers:
The market may be finding a better balance. There is still opportunity for buyers to have more time and negotiating leverage than we saw earlier this year.

For everyone:
This isn't a booming market—and it isn't a collapsing market either.

It’s a market that is proving to be remarkably steady despite mortgage rates, weather, seasonal shifts and the August slowdown.
And there are some interesting pockets of strength beneath the headline numbers. Northern Virginia, for example, saw contracts between $750,000 and $999,999 increase 16.2%.
One week doesn't make a turnaround.
But after seeing regional contract activity fall 12% and 18% in the previous two weeks, being down less than 1% certainly feels like progress. And being only four contracts behind last year!
At this point, 2025 and 2026 aren't competing—they're apparently sharing a timeshare.

August’s Parting Gift: Another Ouch
If we thought last week was rough, the Metro DC housing market apparently had one more August surprise waiting for us.
Contract activity fell sharply across all six Metro DC jurisdictions, with the region down 18.4% from the same week last year. That’s a significant slowdown—not a rounding error.
But there is an important piece of good news: days on market actually improved overall. Fewer buyers are writing contracts, but the buyers who are active are still moving at a reasonably healthy pace when they find the right home.
A few numbers that caught my attention:
📉 New contracts: 836 vs. 1,024 last year — down 18.4%
⏱️ Weighted average days on market: 44.1 days vs. 46.6 — 5.4% improvement
📊 Year-to-date contracts: 37,137 vs. 37,133 in 2025 — essentially dead even, with just a 4-contract difference across the entire region.
What does this tell us?
August has clearly been a challenging month for contract activity. Northern Virginia was down more than 21%, Prince William nearly 20%, and Washington, DC more than 30%.
And the slowdown wasn't limited to one price point. In Northern Virginia, contracts below $750K fell 22.2%, while those above $750K declined 21.0%.
Still, the days-on-market numbers tell a more nuanced story.
We're seeing fewer buyers step forward—but the buyers who are in the market are still buying.
That distinction matters for both buyers and sellers. Pricing, presentation, and positioning continue to be critical in a market where the pool of active buyers has become more selective.
And now, after being ahead for much of the year, the Metro DC market has essentially given back its 2026 advantage.
September may tell us whether August was simply a seasonal stumble—or a sign of a larger shift.
