It’s impressive to see New Jersey standing out as one of the top five states for homeowner housing wealth in Q1 2026, with over 965,000 anonymized home equity borrowing inquiries shaping this insight. The median home equity for New Jersey homeowners was approximately $295,000—meaning half of those considering loans or credit lines had even more equity at their disposal. Nearly 75% reported at least $200,000 in equity, making our state’s homeowner cushion among the strongest nationwide.

Home equity, which is simply the difference between your home’s market value and the remaining mortgage balance, grows as values rise or as you pay down your loan. Many New Jersey owners are exploring ways to use this equity—whether it’s consolidating debt, covering education costs, or funding important home improvements.

Recent data shows that national housing inventory rose by 2.1% from July 2025 to July 2026, which is a noticeable slowdown compared to the 24.7% increase the previous year. Even with this growth, inventory remains 9.1% below what we saw in 2019, and the Midwest and Northeast continue to face especially tight conditions. There were 23,465 more homes on the market, but finding the right property—or the right buyer—still requires strategy and insight. US Luxury Home Sales Vary Widely
Luxury home sales across major US metros have shown remarkable variety lately, with public records highlighting transactions from $3.7M all the way up to a staggering $130M. Notable sales also included $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M—figures that truly underscore the depth of the luxury market in certain regions. In fact, in four standout markets, even the fifth-highest sale surpassed $10M, revealing just how robust high-end pricing can be compared to other areas. One particular market saw its top five sales tightly clustered between $24M and $40M, offering insight into unique local value trends. These figures are based on listings data, so they may not capture private off-market deals, and in nondisclosure areas, the top values reflect listing prices. July Sees Steady Demand Despite 10.5% Sales Adjustment
Staying informed about market trends is essential for making confident real estate decisions. In July, we saw new single-family home sales drop by 10.5% from June, bringing the total to 607,000 homes sold—a 6.3% decrease compared to last year. At the same time, the number of homes for sale increased by 1.9%, reaching 488,000, which now represents a 9.6-month supply. While the median price of new homes dipped by 2.3% to $393,800, the average price actually rose 4.1% to $508,800.

Right now, median prices are landing between $540,000 and $585,000, and some shore towns are experiencing increases of 6% to 10%. This surge is driven by strong demand for year-round living at the shore and within our suburban metroburbs. However, affordability and inventory remain challenged by high taxes, rising rates, and a slower pace of new construction.
