100 Miles in May.

If you know me, you know I rarely sit still. Movement is a big part of my life.

This month, every mile I log is part of The Agency’s fundraising challenge for Giveback Homes — an organization helping provide safe, stable housing for families who need it most.

This morning as I am about to meet a friend for a hike, I am at 81 miles.

I spend my days helping people find a place to call home. It’s not lost on me how much that word carries.

Helping clients buy a home four years ago that required a complete rebuild, while they continued living in their original home during construction, and then 4 years later being brought back to sell that original home once the new chapter was ready — that is the kind of full-circle moment I value most in this business.

Few things mean more than clients choosing to come back. They already know what the experience feels like behind the scenes — the strategy, communication, problem-solving, and care that go into every step. So when they trust me again for the next chapter, it means everything.

A few hours at the San Francisco Designer Showcase, and I came away certain of one thing: we're done with beige.

Wallpaper is leading the charge, with bold florals, moody toiles, and prints that make you stop in a doorway.

Pair that with jewel tones, sculptural lighting, and layered textiles, and you get rooms loaded with personality.

SF market is giving Silicon Valley real competition for buyer attention right now.

This one had the kind of fundamentals that don’t come around often: an extra-wide lot, timeless wood detailing, oversized windows, and west-facing light that fills the home throughout the day.

A quick download from last week’s briefing with Aclara Lending at The Agency NorCal.

Rates had a brutal March. The Fed remains unpredictable. And the refinance window is effectively closed for now.

But for Silicon Valley buyers, there is still an opportunity — if you think strategically, not reactively.

One key takeaway: loans are closing faster than they have in years. In a market where inventory moves quickly and multiple offers are still common, speed can be a real competitive advantage.

The bottom line: move with intention fueled by markey knowledge.

The buyers I see succeeding are not the ones trying to time the market. They are the ones who are ready to move when the right home appears.
