Be careful with the comps you’re using.  As the market shifts, pricing a home—or deciding what to offer—requires more than looking at Zillow and finding the highest recent sale. Appraisers and lenders generally rely on the most relevant and recent sales in the immediate neighborhood, not the best-case scenario from across town.
