Mortgage Rates Pull Back — Is the Recent Rise Losing Momentum?
30-year fixed mortgage rates fell to 7.56% today, down from the recent long-term high of 7.61%.
Rates are still near their highest levels since 2003, so it’s too early to call this a trend reversal. But the recent “double-top” pattern is worth watching — especially if rates continue to ease in the coming days.
For buyers:
A small rate move can meaningfully affect monthly payments, so this is a market worth watching closely rather than waiting for a “perfect” rate.

目前利率仍接近 2003年以來的高位，因此現在判斷升勢已經逆轉仍然言之過早。不過，近期兩次接近相同高位的走勢值得留意，未來幾日的利率變化將會更加關鍵。

Offer accepted? Don’t get too comfortable just yet. 🏡
The contingency period is where a buyer gets the opportunity to take a closer look at what they’re actually buying — and this is where preparation can make a big difference.
A few things buyers should keep in mind:
🔎 Don’t treat the inspection as a formality.
Look beyond cosmetic issues and pay attention to the roof, plumbing, electrical, HVAC, drainage, and signs of water intrusion.
📅 Know your deadlines.
Missing a contingency deadline can affect your contractual rights. Put every important date on your calendar as soon as escrow opens.
💰 Review the numbers again.
An appraisal or inspection can change how you look at the deal. Make sure the purchase still makes financial sense before moving forward.
⚖️ Don’t waive protections just because the market feels competitive.
A stronger offer isn’t necessarily the offer with the fewest protections. The right strategy depends on the property, competition, financing, and your risk tolerance.
🤝 And remember: negotiation doesn’t necessarily end when the offer is accepted.
What you discover during due diligence may create opportunities to negotiate repairs, credits, or other terms — depending on the contract.
The goal isn’t just to get the keys. It’s to get to closing with your eyes open.
