🔍 到底發生了甚麼事?(核心原因話你知)
美債遭拋售:雖然美中元首會面釋出商務合作信號,但市場對於地緣政治、通脹(特別是能源成本)的長遠憂慮未消,導致大量資金湧出債市。

收益率飆升:債券被拋售令 10年期美債收益率(Treasury Yields)再度衝高,直接拉高了息口走勢。

Mortgage Rate 再受壓:受美債影響,按揭利率再次被推高,逼近近月高位(目前維持在 6.3% - 6.5% 區間交震盪)。

After closing, your first mortgage payment is usually due on the 1st day of the second month after closing.

Why:

At closing, you typically prepay interest from the closing date to the end of that month (called per diem interest).
Your first “full” mortgage payment then starts the next month cycle.
Example:
Close: March 20
Interest paid at closing: March 20–31
First payment due: May 1

Some lenders also allow you to choose a different payment date (like the 1st, 15th, etc.), but the first due date still typically falls 30–60 days after closing.
從拿到新房子鑰匙的那一刻起,新生活的計時器正式啟動。很多人問我:「在美國買房,是不是成交隔天就要開始還錢?」

其實,美國的按揭(房貸)制度有個非常人性化的設計:「第一期供款通常在成交後的第二個月 1 號才開始」即在成交後「滿一個月後的下個月 1 號」。舉例來說,如果你在 3 月中成交,通常要到 5 月 1 日才正式開始供樓。

這段「緩衝期」其實是因為房貸採用後付制(你 5 月交的是 4 月的錢),加上成交當天你已經預付了當月的零碎利息。這對剛花了一大筆首期的業主來說,絕對是個理財好消息!💪✨

💡 為什麼會有「還款緩衝期」?
假設你在 3 月 15 日完成成交手續(Closing),你的第一次正式供款通常會落在 5 月 1 日。這段期間就是所謂的「Skip a Month」,讓新屋主有時間處理:

🚚 搬家雜費: 找搬家公司、添購家具。

🛠️ 簡易裝修: 刷油漆、鋪地毯的資金調度。

📦 安頓生活: 讓現金流在正式「供樓人生」開始前有個緩衝。

⚠️ 小提醒:這不是免費午餐!
雖然第一個月不用寄支票給銀行,但在成交當天的 結算清單 (Closing Disclosure) 裡,其實已經預付了成交當日至當月底的利息。
