The 4-week moving plan

Closing date set? Work backward:

4 weeks out: schedule movers or reserve the truck, and start purging what you won't move.

3 weeks out: change your address with USPS, banks, and insurance. Order boxes.

2 weeks out: schedule utility transfers for closing day. Pack everything you won't use.

1 week out: pack an "open first" box: chargers, medications, coffee maker, shower curtain, one set of dishes.

Moving is a project. Projects go better with a checklist. Save this one.

Wire fraud warning

The most important post I'll write this year. Read it twice.

Criminals hack email chains in real estate deals, then send buyers fake wire instructions that look exactly like they came from the title company. Buyers wire their life savings to a thief. It happens every week in this country, and recovery is rare.

The rule: before wiring anything, call the title company at a number YOU looked up independently, not one from the email, and verify the instructions by phone. Every time. No exceptions. Share this with anyone you know who's buying.

Closing day. Here's what to bring:

Government-issued photo ID

Your cashier's check or confirmed wire for the exact amount on your final closing disclosure
Proof of homeowner's insurance

Anything your lender requested this week
You'll sign more papers than you've ever signed in one sitting. Then someone hands you keys. Takes about an hour. Worth every signature.

The final walkthrough

1️⃣The final walkthrough happens 24 to 48 hours before closing. It is not a second inspection. It answers three questions:

2️⃣Is the home in the same condition as when you offered? Are the negotiated repairs done, with receipts?
Did the seller leave what the contract says stays?

3️⃣Run water, flip breakers, test the HVAC, open the garage door, check that repair list item by item. Finding a problem the day before closing is fixable. Finding it the day after is yours.

Shopping home insurance

Your lender requires homeowner's insurance before closing. Do not just take the first quote.
Get three quotes minimum. Ask each about bundling with your auto policy, roof age surcharges, and what the deductible actually is for wind and hail versus everything else. In Kentucky, that wind/hail deductible line matters.

Start shopping the week you go under contract, not the week of closing. A rushed policy is rarely the best-priced one.

Local: the parks

One of Louisville's most underrated assets: the Olmsted park system, designed by the same landscape architect behind Central Park. Cherokee, Iroquois, and Shawnee anchor it, with tree-lined parkways connecting them.

Add Taylorsville Lake State Park on our side of the metro and the Parklands of Floyds Fork in between, and outdoor access here is genuinely hard to beat for a metro this size.

House hunting tip: visit the park nearest any home you're considering. It tells you a lot about weekends there.

Property taxes in Kentucky

Property tax questions come up on almost every showing, so here's the short version.
Your bill combines state, county, city, and school district rates applied to your assessed value. Rates vary meaningfully between counties and between city limits and unincorporated areas, which is one reason two similar homes can carry different bills.

Home warranties: Honest Take

Home warranties get pitched at every closing. Honest breakdown:

What they are: a service contract, usually $500 to $700 a year, covering repairs to systems and appliances, with a service fee per visit.
When they make sense: older homes with aging HVAC and appliances, or buyers with no repair fund yet. When they disappoint: claim denials over "pre-existing conditions" and contractor wait times.

My general advice: If you think it's a good idea, negotiate the seller to pay for year one, then decide at renewal with a year of experience behind you.

What a survey actually tells you!

A survey shows you where your property actually starts and stops. Fences lie. Assumptions lie more.

What surveys catch: the neighbor's shed sitting on your land, a fence three feet inside your line, easements running through the yard you planned to build on.

Not every purchase includes one, and in Kentucky it's often optional. On acreage, odd-shaped lots, or anywhere you plan to build a fence, pool, or garage, I tell buyers it's worth the few hundred dollars.
