One of the biggest mistakes buyers can make is shopping based solely on what they're approved for.
Your lender may tell you the maximum amount you can borrow, but only you can determine what monthly payment feels comfortable for your lifestyle.
Remember to think beyond the mortgage payment:
✔️ Property taxes
✔️ Homeowners insurance
✔️ Utilities
✔️ Maintenance and repairs
✔️ Savings and everyday expenses
(add check) HOA dues and assessments if applicable
The goal isn't to buy the most house possible. It's to buy the right house while still feeling financially comfortable after move-in day and for many years ahead.

Fall is just around the corner. Yes, it always creeps on us, doesn’t it? I love the cool mornings filled with fresh, crisp air and changing of the leaves.
For bargains: Home Goods can’t be beaten if you have time to sift through the endless, ever-changing inventory!
For classic, timeless pieces: Pottery Barn. I absolutely love their aesthetic and have many pieces that I have held onto over the years that I simply adore.

You may know me as your Realtor, but there are a few things about the person behind the SOLD signs that you might not know…
🏡 I became a licensed real estate agent in April 2005, while five months pregnant with my son, Erik. The very next day, I was hospitalized and remained there until he arrived prematurely in June. Thankfully, that tiny preemie is now a very healthy 21-year-old who stands 6'3"! Those Viking genes are strong. 😉
❤️ I’ve been married since 1996, and this October 19th we’ll celebrate 30 years of marriage! We have three kids, now 16, 21 and 24.
🇨🇦 I’m originally from Hudson, Quebec, just outside Montreal—eh! From there, life took me to Barrington, Illinois, then Boulder, Colorado, and eventually to Washington, which has been home ever since.
🎓 I earned my BA in Marketing and International Business from the University of Colorado Boulder—a background that continues to play a big role in how I strategically market and position homes today.
