If you’re in real estate you’ve heard this…
While it sounds good and you’re probably thinking, “If I wait til rates drop I’ll save more when I buy a home”….
You may or may not be right. When rates drop buyers come out…Even though inventory has picked it, it still isn’t back to pre-pandemic levels (6 months of supply is around a more level market). Which means there could be bidding wars, which means prices go up…which means even with the lower rate you may still be paying more…which COULD mean you may be priced out.
Why is this a good market for a buyer? Potentially less competition (depending on location and property), you may be able to get the property you want for less, etc.
And when rates do end up dropping, it’s easier to refinance than to try to compete in a bidding war.
If you have been thinking of buying whether it’s in the next few months, a year or a few years down the line. Get your finances figured out, get pre-approved to see what works for you and to get a better overall idea of what a home will cost you monthly (principal, interest, taxes, insurance, etc.).
