As summer comes to a close, the Washington Metro market is giving us a clearer picture of what to watch heading into fall.
July’s numbers show that home values remain strong across several of our luxury markets, with median sold prices reaching $1.79M in McLean, $1.73M in Bethesda and $1.275M in Georgetown/Burleith.
At the same time, homes are taking a little longer to sell and buyers are becoming more selective. That isn’t necessarily a negative. It creates more room for thoughtful decisions, strategic negotiations and well-positioned opportunities.
For sellers, strong pricing is still very much part of the story, but preparation, presentation and pricing matter more than ever. For buyers, a more measured pace may create opportunities that were harder to find in a faster-moving market.
As we head into fall, strategy matters more than headlines.
