Which one would you choose if both were around the same price, A or B?

This is a fun one because both of these can be amazing, but they give you a totally different lifestyle.

A mountain home has that peaceful, getaway feel.
You get trees, privacy, fresh air, space to breathe, and that feeling of being away from the noise. It can feel like a retreat every time you pull into the driveway. If you love nature, quiet mornings, or just the idea of having your own little escape, that option is hard to beat. Garden Valley is less than an hour to Boise.

On the other hand, close-to-town living has a lot going for it too.
You are closer to restaurants, shopping, schools, coffee spots, groceries, and everything else you need on a normal day. It can make life simpler, especially if you like being connected and do not want every errand to turn into a long drive. You still get a beautiful home, but with a lot more convenience built into everyday life.

So really, it comes down to this:

Do you want more peace and privacy?
Or more convenience and connection?

Both are great. Just depends on what kind of life you want your home to support.

Which one would you choose for your own home, A or B?

When it comes to outdoor space, this one really depends on your stage of life and how you actually live.

A: big backyard can be amazing for a family. If you have young kids, grandkids, or dogs, having that extra space can be a huge plus.

Kids can run, play, kick a ball around, use a swing set, or burn off energy without you always having to load everyone up and head to a nearby park.

It can also be great for backyard barbecues, gardening, hosting friends, or just having a little more room to breathe.

The tradeoff?

A bigger yard usually means more mowing, more watering, more landscaping, and more weekend upkeep.

B: low-maintenance yard can be a great fit too, especially if you do not have young kids at home, travel often, or simply do not want to spend your weekends keeping up with the lawn.

You can still have a beautiful outdoor space for relaxing, grilling, sitting around a fire pit, or enjoying Idaho evenings, just with less work.

The tradeoff there is that you may not have as much open space for kids, grandkids, pets, or larger gatherings.

Both can be great. It really comes down to what fits your lifestyle best right now.

Idaho's housing market just hit a milestone buyers have been waiting years for.

Ada County inventory reached a 4-year high in April. That means more homes, less competition, and real negotiating power for the first time since 2022.

But here is the catch: mortgage rates are back up to 6.37%. On a $450,000 home, that is about $91 more per month than last November, and nearly $33,000 more over the life of the loan.

The good news? Sellers are feeling it. Homes are sitting longer. The frantic multiple-offer chaos is mostly gone. And that is just the start. A 570-home development was just proposed in North Meridian, Micron's $50 billion plant is bringing 3,500+ high-paying jobs to Southeast Boise, and the McCall market is cooling to its most accessible level in years.

Mortgage rates are doing something interesting right now in the Treasure Valley.

The 30-year fixed is sitting around 6.30% this week. That might not sound dramatic, but compared to where rates were six months ago, a $450,000 home purchase is running about $70 a month cheaper. Over 30 years, that adds up to more than $25,000.

Some lenders are already quoting below 6.10%. And if rates actually break below 6% for the first time in years, the market is going to feel it fast.

A Meridian home sat on the market for 18 days. Two competing offers arrived on the same Friday afternoon.

That happens more often than most buyers expect, even with Ada County sitting at three to four months of inventory. When one buyer decides to act, every other buyer who had been quietly watching the same listing gets pushed off the sideline at the same time. The sudden competition feels like a tactic from the listing agent. It is not. It is just how human psychology works in a shared inventory pool.

Here's something that genuinely surprised me when I looked at the Meridian numbers this month.

The most expensive homes on the market, the ones selling at or around $1 million, are moving faster than the $500K homes right now. Not slightly faster. Significantly faster. And there's a specific reason for it that has everything to do with who's buying at each price point.

We looked at 221 closed sales in Meridian over the past 30 days and broke everything down by price tier. What buyers are actually getting, how long homes are sitting, and what sellers are netting at the closing table. One of the numbers genuinely caught us off guard.

If you've been operating under the assumption that $500K is still a comfortable, mid-market position in Meridian, there's a data point in this piece worth knowing about. The market has moved.
