Another closing that truly means a lot 💙🇺🇸

So happy for my client James on his new home in Melbourne! This one was extra special.
James is a veteran, and helping those who have served our country will always be special. This is not our first transaction together, we’ve worked together multiple times over the years, and it means so much to continue being part of his story.

This one tested us a bit… we had a big hiccup toward the end that could’ve easily derailed everything. But we stayed calm and worked through it.
Every home purchase is different. This one was all about patience and teamwork.

Most buyers get distracted by the pretty parts of a home — the backsplash, the paint color, the staging, the “vibe.” But the things that actually matter long-term aren’t always the things that look good in photos. Think: • the layout • the natural light • the condition of the big systems • the age of the roof and windows • the way the space lives day-to-day. When you focus on the details that impact value, comfort, and resale, the search gets a lot clearer (and way less overwhelming).

Most buyers misunderstand their mortgage payment. Let me break it down. Your payment is not just the loan. It is principal, interest, taxes, insurance and sometimes HOA, all working together. I see buyers fixate on the rate and miss how small changes in taxes or insurance can shift the monthly number more than expected..
