There’s a big change coming to appraisal reports this November!

Starting November 2, 2026, a new appraisal reporting standard called UAD 3.6 becomes mandatory for new appraisal reports submitted for Fannie Mae and Freddie Mac related loans.

So what does that mean for homeowners?

The biggest takeaway is that appraisal reports are becoming much more detailed and standardized. The new format is designed to capture property information more clearly, including things like condition, quality, features, photos and other property-specific details.

And this is where a little preparation can go a long way.

If you’re thinking about selling, now is a great time to start keeping good records of improvements to your home. Things such as:

• Roof replacement
• HVAC replacement
• Electrical or plumbing updates
• Kitchen or bathroom renovations
• Windows and doors
• Additions or major improvements
• Permits, invoices, receipts and approximate completion dates, when available

Important: Having documentation does NOT mean an improvement automatically adds a certain dollar amount to your appraised value. The appraiser is the independent professional responsible for determining the appraisal and how property characteristics or improvements affect value.

As your Realtor, my job is to help make sure the factual information about your home is organized, accurate and available when needed, not to tell an appraiser what a property should be worth.

The appraisal process is changing, and this is exactly why I believe sellers should know what’s coming before the For Sale sign ever goes in the yard.

Knowledge + preparation = a smoother transaction. 🏡

Out of office 🛳️🏖️🌴🌞

I'll be taking a little time to recharge and make some memories with my family from Saturday, August 1 through Saturday, August 8. 🌴☀️
