The most expensive commission isn't always the highest one.

I know it's tempting to choose the agent who offers the biggest discount. On paper, it feels like you're saving money.

But real estate isn't a commodity—it's a negotiation.
The right pricing strategy, professional marketing, strong exposure, and skilled negotiations can have a much bigger impact on your bottom line than a percentage point in commission.
A discount agent may cost less upfront, but if your home sells for less, sits longer on the market, or leaves money on the table during negotiations, those "savings" can disappear quickly.

When you're interviewing agents, don't just ask what they charge.
Ask: ✔️ How will they market your home? ✔️ How do they negotiate? ✔️ What's their strategy for attracting buyers? ✔️ How will they help maximize your net proceeds?

Because at the end of the day, what matters most isn't what you paid your agent—it's what you walked away with at the closing table.

One of the hardest conversations I have with sellers is pricing.
I completely understand why it feels scary when I recommend a list price that comes in at—or even below—recent comparable sales. The instinct is often, 'Why wouldn't we start higher and leave room to negotiate?'
But today's market doesn't always reward wishful pricing. It rewards strategy.
When a home is priced correctly from day one, it creates urgency, attracts more buyers, generates more showings, and can ultimately lead to stronger offers. When a home is overpriced, buyers tend to scroll right past it, and the longer it sits, the more leverage shifts away from the seller.
My job isn't to tell you what you want to hear—it's to help you net the most money possible.
Sometimes that means having an honest conversation about pricing, even when it's uncomfortable. Every home is different, every market is different, and pricing is both an art and a science. That's why I spend so much time studying market data before making a recommendation.
Trust the strategy. The goal isn't the highest list price. The goal is the highest sold price.
