Are we in a seller’s market? Are we in a buyer’s market?

What I can tell you is, there are some seller’s who think we are in 2020-2021 crazy sellers market. And we are not.

Buyer’s think it’s 2008 and they can ask for the moon, stars, and all the planets with their offers. And it’s not that market.

Truth is, inventory is up. Buyer’s have options. So what matters is the little things that will set your home apart.

For Sellers that means, Making sure the curb appeal is there (first impressions matter), Making sure the home is cleaned and move in ready. Knowing you need to be priced competitively, and knowing buyers may offer under list price or ask for closing costs.

For Buyers that means that we have leverage to ask for certain things, like concessions, a home warranty, to have the home professionally cleaned, etc. but it doesn’t mean we can offer a ridiculous amount, or ask for a million things.

It’s important to have an agent who keeps up to date on what’s happening, who knows how to negotiate for you, and get you to the closing table. By the way co-oping with the other agent is so important too and a whole subject in itself.
