Unfortunately I’ve seen this time and time again. Seller wants to “test” their ideal sales price and before you know it a few months go by without an offer.

I understand the intention. Everyone wants the most out of their home and I want that for you! However, an overpriced home usually sits on the market and often leads to a price reduction (or a few) in an effort to gain interest again.

When days on market start to add up a few things typically start happening including:
-Buyers start wondering if something is wrong with the property
-If offers do roll in, they’re often low
-Price reductions = opportunity for buyers. The more a buyer sees often results in the more they ask for in return. This could include lowering the price more or asking you, the seller, to cover more closing costs.

Pricing strategically based on real data gives you the best chance to sell quickly and for more net.
