For my people out there that base their home value off the Zillow Zestimate just know they are NOT always accurate. The last home I did a CMA for, the Zestimate was off 12%. That’s $50,000 on a $400,000 home. I’ve seen them off by as much as 50% before. If you want to find your home’s value, get with an experienced real estate professional! Got another property closed this morning! I've known Jean and Steve for nearly 35 years. They reached out to me and said they were thinking about moving south of Columba to live closer to family. I got them lined up with my lander Aaron and he got them preapproved within 24 hours! We started looking at homes the next day and they were in LOVE. We drove down the road to their granddaughter's home and started writing up an offer. I reached out to the listing agent and we talked through what a successful deal might look like. We sent in our offer and started to pray. Wouldn't you know it we were up against multiple offers and my clients were chosen and under contract a little over 24 hours after checking out the property! This was probably my smoothest transaction in the last year. It's almost like it was meant to be!

The owner: “I want to sell the property at $650,000.”

Me: “You simply won’t sell the property at that price.”

Here’s why it’s important to price your home well…
↳The first time!!

1. You miss out on the right buyers. A home meant to be priced at $575,000, that is priced for $650,000 can be excluded from the search criteria of the buyer's best fit to buy the property. Their filters will keep your property from being viewed.

2. You waste the best time to market. A property’s best window to sell is the first 2 weeks it’s listed. If it’s priced too high off the start, the most motivated buyers will move on.

3. The longer it sits, the more people ask, “what’s wrong with the property.” A listing with this stigma experiences further downward pressure on the price.

4. Sellers who “blink first” experience harder negotiations. If you are forced to cut prices multiple times, buyers may read the reduction as distress, and negotiate harder.

5. Lenders require an appraiser to value a property. The appraiser can come in lower than the listed price and result in the property selling for less, or worse, lead to the buyer backing out.

6. Listing a property too high can keep the listing on market longer than expected. This unexpected hold period costs the seller property taxes, insurance, maintenance, & time value of money.

7. Zillow’s research found that homes lingering for more than 2 months on the site sold around 5% lower than list. With longer time periods, seeing listings sell for 12% less than listing on average. This reality can mean you sell your home well below market.
