πŸ—£οΈ Nobody has ever told me they want to downsize to save money.
They tell me they don't go upstairs anymore. They're tired of the yard. They want to be closer to their daughter.

Then they tour a community, find one they love, and hear the association fee. They had two hundred in their head. They hear five hundred. And suddenly a move they wanted for all the right reasons is in question.

Here's the thing. When you hear five hundred a month, your brain compares it to zero. But you're not paying zero right now. You're paying a lawn guy. You're paying for mulch. You're paying somebody to plow, or you're doing it yourself and wondering how that goes in five years. You're due for a roof and a driveway and you may or may not have money set aside for either one.

Add all of that up first. Then look at the fee.
Sometimes it's closer than you thought. Sometimes it's still higher. But at least you're comparing the real thing to the real thing.
And if it comes out even? Move anyway. Money was never why you were going.

🏘️ Two houses on the same street in Oswego. Same builder, same floor plan, same year built.

One went under contract in about a week. The other sat, took two price cuts, and closed roughly forty thousand dollars lower.

The seller of the second one is sitting there going, my neighbor got X, my house is the same house, where did my forty grand go?

Here's the thing. They were never the same house. They were the same listing.

Go walk any new construction subdivision around here. Same three or four models, priced pretty much the same, because at that point they actually are the same. Nobody's lived in them yet. The spread is zero.

Now run that street thirty years. Somebody redid the kitchen in 2019, somebody redid it in 1998. Somebody replaced the furnace last year and somebody's is limping. That forty thousand didn't appear at closing. It got built one decision at a time, and the sale is just the day everybody finds out.

πŸ‘€ Almost every conversation I have starts the same way. Somebody tells me what the Zestimate says on their Naperville house, then right behind it says, I'm not sure if that's accurate.

That instinct is correct. But here's what trips people up.

Most homeowners are already within a hundred grand of their real value just from living here and paying attention. So when an online number is way off, you feel it immediately.

The problem is that these estimates are usually not way off. They're a little off. And a little off doesn't trip anything. Nothing in your gut flags it, so you accept it and start planning around it.

A lot of Naperville went up in the 1980s. Whole streets, same handful of floor plans. On the day they were finished, your house and the one four doors down were basically the same house. Then forty years happened. The two things separating them now are updates and condition, and an algorithm can't see either one.

πŸ“ž A lot of the time, the person who calls me about downsizing is not the person moving.
It is the son or the daughter, looking into it quietly for a parent, usually before they have figured out how to bring it up.

And that tells you most of what you need to know about how downsizing actually goes. The parent is usually the easy part. They already know what they want. Less house, one floor, low maintenance. It is everybody else that makes it complicated.

Here is what that advice costs. Another eight months in the house you already decided you were done with, and then an April listing date shared with every neighbor who got the exact same idea.

Now, fall does slow down, and I will not pretend otherwise. Families want to be settled into a school by the start of the year, and that is why a lot of people move to Naperville in the first place. So that buyer aims for summer. Fair enough.
But sellers feel that same slowdown and react to it. They pull the house. They wait for better light and new photos. The buyer count goes down, and the house count goes down right along with it.

Then you actually run the numbers on a 55+ community and it lands closer to your current house than you expected. Sometimes higher.

That is not a reason to skip the move. Predictability, no ladder, Saturdays back, neighbors your own age. Those are real things worth paying for. You just want to know what you are trading before you trade it, not eight months after you sold the house.

Not because they do not know how. Because making the call feels like it starts something you cannot stop. Like the second somebody walks in with a clipboard, the house is already sold.

Here is what a first listing appointment actually is. I walk your house. I ask you where you are trying to go and when. I tell you what your home would realistically bring and why. Then I leave, and you go back to your life.

You do not clean first. You do not sign anything. You do not need to have your mind made up. Say "we are thinking about next year" and that is a completely normal answer.

And the way to grade the meeting is not how good the number made you feel. It is whether you believed it.

🏘️ Two Aurora homes went up the same month. Same kind of house, same kind of street, both in decent shape.

One was gone in a weekend with multiple offers. The other one sat, took two price cuts, and quietly came off the market unsold.

Nothing about the houses explains that.

Here is the thing I see over and over. Every seller builds their number out of their own side of the ledger. What I paid. What I owe. What I put into it. What I need for the next place. What my neighbor claims he got.

Buyers cannot see any of that and they are not going to fund it. They pay for the value they see.

And even if someone does say yes to a big number, unless they are paying cash, it still has to appraise. The lender does not loan on your price. It loans on the appraised value.

❓Sellers always ask me what buyers look at first.
Honestly? Two moments. Both about ten seconds long.

The first is when they step out of the car. The second is when your front door opens. What you want them to hit is open and bright, and when it works, I can hear it. Buyers walk in and go "woh, this is really nice." Out loud. Ten seconds in.

That noise is the whole ballgame. Everything after it is them looking for reasons to say yes.
And when it does not happen, they are quiet. Polite. They walk the whole house, say thank you, and they are already gone.

Polite is the sound of losing.
