When you reach out to me, you are reaching out to a professional. I take my business seriously, I take my clients seriously, and I show up every day to help people make some of the biggest financial decisions of their lives.

Messages like this are not funny, not flattering, and definitely not appropriate.

Illinois just launched a program that can offer up to $15,000 toward down payment and/or closing costs for qualified buyers, which could make a BIG difference for people who want to buy but feel stuck saving for the upfront costs.

A few things that stood out to me:
✔ Buyers may only need to bring about $1,000 or 1% of the purchase price to closing
✔ Up to $15,000 to help with down payment or closing costs
✔ 0% interest on the assistance
✔ No monthly payments on that portion of the loan

PS: In many programs, “first-time homebuyer” just means you haven’t owned a primary residence in the last 3 years, not necessarily that you’ve never owned a home before, so don’t automatically disqualify yourself!

Yesterday's open house in Lakewood Falls was nonstop! I'm not exaggerating when I say there wasn't a single moment where the house was empty.

The best part was getting to meet so many of the neighbors and learning more about the subdivision directly from the people who live there. It gave me a much better feel for the community, which always helps when I'm showing homes there!

Also very happy my new welcome mat got the attention it deserved. 🙂‍↕️

I keep seeing the Choose Aurora Homebuyer Assistance flyer shared everywhere lately, so I figured I’d break it down a little!✨

Yes, it’s legit.
Yes, it can be a huge help.
BUT there are timelines and qualification requirements that matter.

If Aurora is on your radar, it’s absolutely worth seeing whether you’re eligible and how to plan for it properly. Just keep in mind it must pass an inspection and be your primary residence, it cannot be rented out! (Sorry investors🔨)

PS- Even if Aurora isn’t your target area, there are also similar county and state-level programs available in DuPage, Will, and Kane depending on eligibility.
