What are the August 2026 numbers telling us?
As we move from summer toward our fall season, the July and August sales numbers give us a good picture of what is happening in the Naples real estate market.
Single-Family Homes: Closings declined from 422 to 322 and the median price moved from $817,500 to $780,000. However, homes sold faster and closer to asking price — a positive sign for well-priced properties.
Condominiums: Closings moved from 272 to 229, with the median price remaining fairly steady at $415,000. Days on market improved from 130 to 116, although buyers remain selective and price-conscious.
Attached & Detached Villas: Closings dropped from 84 to 37, but the median price actually increased from $477,000 to $499,000, with sellers receiving nearly 96% of asking price.
What does it mean?
August was a quieter late-summer market, but buyers are still buying. The key is pricing. Properties positioned correctly are selling faster and closer to asking price.
As we head toward season, Naples is becoming increasingly property-specific — creating opportunities for both buyers and sellers.
