An agent ghosted themselves out of a commission… and that’s part of the reason I became a Realtor. 👻📱

When I was buying my own place in Florida, I called the listing agent over and over. No answer. No callback.

So I found the owner myself — and bought the property directly.

I never forgot that.

Now, if my phone rings while I’m at dinner, on the tennis court, or somewhere in between, I answer. I might say, “Can I call you back?” 😂 — but I answer.

Your property is an investment, whether you’re buying it to live in, rent out, or build wealth. It’s too important for radio silence.

🏡✨ Naples buyers & investors — THIS is the part of the market I’m watching very closely. 👀📊

More than half of active single-family homes in Naples have been sitting for over 90 days, and nearly 1 in 4 has been on the market for 6+ months. ⏳

That doesn’t mean every seller is desperate — and no, this is not a “market crash” story. What it DOES mean is that time on market can create leverage. 💬💰

When a property has been sitting, has had price reductions, or comes back on the market after a deal falls through, that’s when I start looking closer. 🔎

Could there be room for:
✨ a better price
✨ seller credits
✨ more flexible terms
✨ stronger investment numbers

The best opportunities aren’t always the newest listings. Sometimes they’re the ones everyone else stopped watching. 😉

Florida did NOT eliminate property taxes—but voters could approve a major change this November. 👀

Florida lawmakers placed Amendment 3 on the November 3, 2026 ballot. Nothing changes unless at least 60% of voters approve it.

If approved:

🏡 Florida permanent residents by December 31, 2026 who establish homestead could receive up to a $150,000 exemption from non-school property taxes in 2027, increasing to $250,000 in 2028.

📍 People becoming Florida residents on January 1, 2027 or later would generally begin with the $50,000 exemption and may become eligible for the expanded amount beginning in their fifth year.

🏫 School district property taxes would remain.

📊 Rentals, second homes and commercial properties would not receive the homestead exemption. However, the annual cap on increases in their assessed value could fall from 10% to 5%. That is an assessment cap—not a 5% tax rate.

Actual savings would depend on the property’s assessed value and local tax rates. If voters approve the amendment, it would take effect January 1, 2027. Until then, property taxes have not changed.

For buyers and investors, this is why the “no property tax” headlines need context. Purchase price is only one number—taxes, insurance, HOA fees, maintenance and realistic rental income determine the true cost of ownership.

What do you actually want your vacation rental to do for you?

Create monthly cash flow? Help cover the cost of owning a Florida home? Build long-term equity? Or give your family a place to enjoy while guests help offset the expenses?

That answer should come before choosing the property.

A three-bedroom pool home renting for around $500 per night can look very exciting—but we still need to consider Southwest Florida’s seasons. December through April may perform beautifully, while September and October can be much quieter.

For the example in this post, I used 60% annual occupancy, or approximately 219 booked nights. That produces an estimated $109,500 in rental revenue before the owner’s operating expenses.

From there, we account for management, utilities, pool and lawn care, and a maintenance reserve. Property taxes, insurance and financing are calculated separately because they depend on the actual property and how you purchase it.

This isn’t meant to make investing feel complicated. It’s exactly where I can help.

Tell me how much income or profit you would like the property to produce, and we can work backward together—looking at realistic rental rates, seasonal demand, expenses and which properties may fit your goal.

The right vacation rental isn’t simply the prettiest house. It’s the property that works for your lifestyle, your budget and your investment plan.

Inventory is dropping in Southwest Florida… so does that mean sellers are back in control? Not quite. 👀

This is where the numbers get interesting.

We have fewer homes for sale than we did earlier this year, but homes are also taking longer to sell. That tells us buyer demand isn’t keeping pace with the decline in inventory — and that still gives buyers room to negotiate.

At the same time, prices are holding relatively steady. So I wouldn’t call this a crashing market, and I wouldn’t call it a seller’s market either.

It’s a market where strategy matters.

For buyers, that can mean negotiating beyond just the purchase price. For sellers, it means pricing realistically from the beginning. And for investors, the listing price is only the first number I care about.

I want to know: What can this property realistically earn? What will taxes, insurance, HOA fees, maintenance and other operating expenses look like? And after all of that, does the return actually make sense for you?

That’s the conversation I’d rather have than simply telling someone, “This looks like a good deal.”

Because sometimes it is. And sometimes the numbers tell us to keep looking. 😉
