“You have to have it all figured out before you buy a home.” That’s one of the biggest myths I hear from first-time buyers and people in life transitions here in Middle TN. 🏡

Truth: You can start the process while you’re still figuring things out. Moving for a new job, going through a divorce, or welcoming a new baby? A good agent will help you explore rent vs. buy, different neighborhoods, and realistic payment ranges before you ever see a house.

Another myth: “I need 20% down.” Many first-time buyers here purchase with far less down by using low-down-payment or first-time buyer programs.

Maybe you’ve started a new job, you’re growing your family, or you’re simply ready for a fresh start here in Middle Tennessee.

If buying your first home is part of that next chapter, here are a few things that can help you feel ready:

🏡 Know what you can comfortably afford. Not just what a lender says you qualify for, but what feels right for your monthly budget.

💰 Have a plan for the upfront costs. Down payment, closing costs, moving expenses, and a little cushion for the unexpected.

📍 Think about how you actually live. Where will you work? How much of a commute feels reasonable? What kind of neighborhood and lifestyle are you looking for?

📋 Get pre-approved. A good lender should explain your options in a way that actually makes sense—not leave you feeling overwhelmed.

🤝 Have someone in your corner. Especially when you’re buying during a transition, having a local agent who listens and helps you understand your options can make the process feel a whole lot less stressful.

And remember—you don’t have to have every answer before you start.

One of the things I love about helping someone find a home is thinking beyond the listing photos. Will your furniture actually work in the space? Will the layout fit the way you live?

If you’re a first-time buyer or navigating a life transition, start with function before decor.

Think about your everyday routine:
• Where will you naturally sit and relax?
• Where do you need storage?
• How do you want to move through the room?
• Where does the natural light come in?

A smaller living room can feel much more spacious when furniture leaves clear pathways and the seating area feels intentional instead of crowded.

And in the bedroom, giving yourself room to comfortably get in and out of both sides of the bed can make a bigger difference than you might think. Bonus points for nightstands with drawers—you can never have too much hidden storage! 😉

When you’re looking at homes, don’t just ask, “Do I like this house?”

Ask, “Can I see my life working here?”

That’s the part that really matters.

🍪 Happy National Chocolate Chip Cookie Day! 🍪

Chocolate chip cookies hold a special place in my heart.

When I was 19, I found out I had to eat gluten free. After spending years learning to bake, I was determined to prove that gluten-free cookies (and all gluten free baked goods) could be just as delicious as the ones I grew up loving.

It took a lot of trial and error, but my first big success was chocolate chip cookies.

My recipe starts with browned butter, light and dark brown sugar, a whole tablespoon of vanilla, and two different kinds of chocolate chips. The result? Crispy edges, a soft and chewy center, and plenty of chocolate in every bite.

The best review I've ever gotten came from my boys, who told me they like my gluten-free chocolate chip cookies better than the regular ones from Publix.

Sorry, Publix. 😄
