Activate Downtown is a new grant matching program, launched by the Downtown Development District, intended to help qualifying business tenants and property owners bring long-vacant, ground floor commercial spaces back into commerce.

One of Sen. Raphael Warnock's highest-profile housing proposals has officially become federal law, marking a significant policy change aimed at slowing corporate ownership of single-family homes. Warnock announced Saturday that his provision prohibiting large private equity firms from purchasing additional single-family homes took effect after the broader bipartisan 21st Century ROAD to Housing Act became law without President Donald Trump's signature. The package also includes measures to increase housing supply, modernize the appraisal process, expand rural housing programs and encourage local governments to build more housing.

The new law follows years of growing concern over institutional investors' role in Georgia's housing market. More than one in four single-family rental homes in metro Atlanta are owned by large corporate investors, according to previous reporting. Housing advocates say those companies can outbid families, reducing opportunities for first-time buyers while driving up home prices and rents. The legislation also includes incentives to build more housing, reduce regulatory barriers and reform several federal housing programs.
