๐ Buying Waterfront Property? The View Isn't the Whole Story! ๐ก
The water is gorgeous. ๐ด
The location feels perfect.
You can already picture yourself living there.
But here's the question:
Do you know what you're actually buying? ๐ค
Coastal and waterfront properties can have details that aren't obvious from the listing photos.
Before falling in love with one, I want buyers to think about things like:
๐ What flood zone is it in?
๐ฟ Are there wetlands on the property?
๐ก How much of the land is actually buildable?
๐ Does the zoning allow what you want to do?
๐ง Is there public water and sewerโor will you need well and septic?
๐ฃ๏ธ Are there easements or access issues?
๐ Where are the actual property and waterfront boundaries?
Here's something that surprises many buyers:
A property having several acres does NOT necessarily mean all of those acres can be developed.
That's why I always say that with unique coastal property, due diligence matters just as much as the view.
