Quick Question: In Florida, if the county clerk's office and comptroller are not the people responsible for confirming the details and/or validity of each Quit Claim Deed received and recorded via the county offices, does that mean the States General Auditor is the one responsible for validating each one after it is filed?

Knowing site unscene offers have a higher fall through rate, a couple years ago, I strongely suggested my out of state buyer Facetime me from the property he wanted to buy, prior to submitting an offer.

Pulling up to the address, I sent the photo below to the buyer and filled him in. Both of us agreed it was a good call to physically go their first!! We then assumed the seller would be adjusting the price accordingly. So I reached out to the listing agent, updated her on the property's status and asked her to please find out where the seller's asking price would be since the home was being removed and it would soon be a vacant lot..

She said she knew nothing about it but would get back to me.
She called back in a few mins and said, "No change! The seller said everything in the listing stays as is. UNBELIVEABLE!!! I asked her if she explained the home was now removed? She said yes (that was all) , and to please let her know if the buyer is still interested in purchasing the property as is. You'll be the first to know if so I said, thank you!!

My buyer greatfully decided this was not the one for him.
