classic realtor quote: "date the rate, marry the house"

What we're actually saying is homes over the past 70+ years have appreciated impressively over time while rates are often in flux. If you wait to rates come down chances are the homes in your price range now will offer more than when all those buyers on the fence over rates start joining into the market.

If a home appreciates at a modest 4% which has been a good historical avg then the 500k home you saw today next year is worth $520k and your rate may be .25% lower. You also would've lost out on that $20k equity...

Example: $500,000 loan amount @ 6.5% -> $3,160/mo
$520,000 loan amount at 6% -> $3,118/mo

Wanting to save the $42 / mo cost you $20k

All that being said BUDGET COMES FIRST. If you need rates to come down to afford the home I get it its tough out there. Always happy to chat and run some numbers with you 🏡

Have you heard of the new home inspection laws in MA?

No longer can buyers be bullied out of doing a home inspection when buying their new home. It’s been in practice since October and I still see buyers, sellers, and even agents not know how to take advantage of this.
