🏡 There’s a real estate story here, too.

I originally wrote this one for my Foundations series with O'Fallon Area Living - Best Version Media and shared it through CHAD About Town, but the more I thought about it, the more I realized how much of this story is really about real estate.

We spend a lot of time talking about home values, interest rates, inventory and what’s happening in the market. But at its most fundamental level, real estate is about place—having somewhere that is yours, putting down roots and having the stability to build from there.

That’s what I found so interesting about the work O'O'Fallon Area Habitat for Humanitys doing.

And the impact doesn’t necessarily stop at the property line. A new home can become an investment in an entire block—encouraging improvements around it and strengthening a neighborhood one property at a time.

It’s a side of real estate we probably don’t talk about nearly enough. 🏡

Introducing Neighborhood Pulse. 🏡📊

There’s a lot more to the O’Fallon real estate market than average sale price and days on market.

Where you live matters. But even within individual neighborhoods, there can be entirely different micro-markets — lake homes, custom pockets, estate streets, newer construction, historic homes near Downtown and everything in between.

So I wanted to start looking at O’Fallon real estate a little differently.

This first Neighborhood Pulse looks at what’s on the market now, then breaks down some of O’Fallon’s neighborhoods into three broad categories: Established, Newer Premium and Luxury / Estate.

What I find most interesting isn’t just what homes are selling for — it’s why. Location. Architecture. Lot size. Age. Garages. Walkability. Newness. Amenities. And sometimes simply being on the right street within the right neighborhood.

In the coming weeks, I’ll dig deeper into the numbers, look at individual features that may be driving value, and highlight a few homes on the market that I think are worth seeing. 👀

🏡 When you buy a home, you’re also buying into what’s around it.

The new Old Base Factory across from the O’Fallon Family Sports Park is one of the most exciting developments coming to O’Fallon—and it also raises an interesting real estate question:

When you’re buying in a subdivision, how much attention should you pay to the undeveloped land around it?

Quite a bit.

⚽️ For some homeowners, having the Sports Park, dining, outdoor entertainment and a new food hall nearby is an incredible amenity. Being able to walk over for dinner, meet friends, or grab something between games adds another dimension to living in the neighborhood.

🏗️ For another buyer, proximity to future commercial development might raise questions about traffic, noise, lighting or privacy.

Neither buyer is necessarily right or wrong. It’s about knowing what matters to you before you buy.

When I’m looking at a home with buyers, I’m not only interested in the house itself. If there’s a large piece of vacant ground behind the subdivision, across the street or down the road, that’s worth paying attention to.

🌳 Is it zoned residential?

🏢 Could it accommodate commercial development?

🏘️ Is another subdivision planned?

🚗 Could a future development change traffic patterns?

📍 Are there already plans before the city?

Sometimes the answer is easy to find. Sometimes future development is impossible to predict. But that doesn’t mean you shouldn’t ask the questions.

Your local municipality can be a great place to start. Zoning maps, comprehensive plans, planning and zoning agendas, and approved development plans can all provide valuable clues about what is—or could eventually be—built nearby.

You can’t predict every change that will happen around a home over the next 10 or 20 years.

But when you’re making one of the largest purchases of your life, it’s worth looking beyond the property lines.

🏡 What makes a house memorable?

This week, I had the opportunity to tour one of O’Fallon’s most iconic midcentury homes, and I kept coming back to one question…

What makes a house truly unforgettable?

As a Realtor, I’m often asked about:
📐 Square footage
📍 Neighborhoods
💰 Home values
🔑 Resale potential

Those things absolutely matter.

But the homes people remember years later usually have something more.

☀️ Maybe it’s the way natural light fills a room.

🪜 Maybe it’s a staircase that makes you stop the moment you walk through the front door.

🛋️ Maybe it’s a living room designed for conversation instead of just a television.

The best homes aren’t always the biggest or the newest. They’re the ones where thoughtful design quietly shapes the way you live.

One of the reasons I’ve fallen in love with exploring O’Fallon’s architecture is that every neighborhood has homes that teach us something—about craftsmanship, creativity, and the people who built our community.

As a Realtor, I think understanding those stories matters. Great homes aren’t defined only by their features. They’re defined by the lives they’ve held and the design choices that make them feel special.

🏡 Every home has a story.

As a Realtor, I have the privilege of walking through a lot of homes. Some are brand new. Some are beautifully renovated. And every once in a while, I step into a home that reminds me why I fell in love with real estate in the first place.

Recently, I had the opportunity to spend time inside Doves Roost at 503 N. Lincoln—one of O’Fallon’s most recognizable and architecturally unique homes.

Built in 1910 in the California Mission style, it isn’t just remarkable because of its history. What struck me most was how timeless the design still feels today. The central atrium, the clean lines, the craftsmanship, and the incredible attention to detail all feel just as inspiring more than a century later.

One of the things I love most about real estate is discovering what makes every home unique. Sometimes it’s the architecture. Sometimes it’s the craftsmanship. Sometimes it’s the family who has lovingly cared for it over the years.

The best homes tell a story.

🏡 One of the things I’ve learned as a Realtor is that people aren’t just choosing a home—they’re choosing a community.

When buyers ask me what makes O’Fallon special, I usually talk about the schools, parks, restaurants, and local businesses. But the truth is, some of the most important things are harder to put into words.

It’s events like District Nights.

A few hours on a summer evening where neighbors gather downtown, kids run through bubbles, local businesses spill out onto the sidewalks, and live music fills the air.

These are the moments that help turn a city into a community.
