Buyers Gain Unique Opportunities Amid Growing Inventory
With inventory on the rise across the US, buyers are finding themselves with rare leverage in today’s home market. Pending home sales have now dipped to a six-month low, while more new listings and increased inventory are giving buyers more room to negotiate. The median home price has edged up 1.9% to $400,649, and elevated mortgage rates have made monthly payments a bit steeper. Still, some areas are beginning to see price reductions and more seller concessions, opening new opportunities for those looking to make a move. With over two decades of experience guiding families, first-time buyers, veterans, and investors through all kinds of markets, I know that attention to detail and strong negotiation can make all the difference. As always, my focus is on making sure each client gets the service and expertise they deserve, no matter where the market stands.

If you could design your dream home any way you'd like, what would you choose? 🏡✨

Maybe it's the oversized kitchen where everyone gathers, a sun-filled living room that feels open and inviting, a backyard made for long summer evenings, or a bedroom that feels like a quiet escape at the end of the day.

The little details are what make a home feel personal. The layout that makes everyday life easier. The outdoor space you'll actually use. The kitchen you'll want to linger in. The cozy corner that quickly becomes your favorite spot.

So, if you could only keep one feature, what would make the cut?

Buy and Sell a Home Simultaneously: Strategies for Success
Navigating the process of buying and selling a home at the same time is something I’ve helped clients with throughout my 20+ years in real estate. Deciding whether to sell your current home first can provide clarity on your budget, but it often means arranging for temporary accommodations. On the other hand, purchasing before selling offers more time to find the right property, though it may mean carrying two mortgages for a while. Contingent offers can help manage risk, but sometimes make your offer less appealing to sellers. From my experience—whether you’re a first-time buyer or a seasoned investor—planning ahead and staying flexible are key to making this transition as smooth as possible. Every family’s situation is unique, and my role is to ensure every detail is handled with care and professionalism so you can focus on your next chapter.

US Luxury Home Sales Vary Widely
It’s always fascinating to see how the luxury real estate market unfolds across major U.S. cities. Recent data from a national listings platform reflects just how wide the range of top-tier home sales can be: transactions currently span from $3.7 million all the way up to an eye-popping $130 million, depending on the local market. Among the most notable sales, we’re seeing closings at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M nationwide. Some markets are especially robust at the high end—four metro areas reported their fifth-highest sales still topping $10 million, pointing to a particularly deep pool of luxury inventory. In one standout city, the five priciest current sales ranged closely from $24M to $40M, highlighting a tight band at the top. These figures are based on publicly listed properties, so private sales may not be captured, and in nondisclosure areas, the numbers reflect listing prices rather than final sales. With over two decades in real estate and a passion for serving clients at every level—whether you’re dreaming big or simply seeking your perfect fit—I keep a close eye on these market dynamics to provide insight and guidance throughout your journey.

More Homes Hit the Market as Demand Cools
Over the past few weeks, we've seen a subtle but important shift in our housing market. New listings in the US edged up by 0.4% and total homes for sale increased 0.5%, reaching their highest levels since early in the second quarter. At the same time, pending home sales dipped 1.1%, hitting a six-month low—as elevated housing costs are keeping many buyers on the sidelines, even as more properties become available across the country. The median home-sale price has risen 1.9% from last year to just over $400,000, with average mortgage rates hovering near 7%, close to the highest they've been in over a year.

What does this mean for those thinking of making a move? The combination of increased inventory and softer demand is creating more favorable conditions for buyers—there’s now greater room to negotiate on price or ask for concessions, especially with homes that have been on the market for a few weeks. For sellers, realistic pricing is key; those who are in tune with today’s values are seeing more success than those chasing last year’s numbers. With over two decades of guiding clients through all kinds of market cycles, I always emphasize the importance of thoughtful strategy and clear-eyed expectations, whether you’re buying your first home, investing, or making your next move. It’s a dynamic time, and experience truly matters when navigating these changes.

New listings hit a four-year high
We're seeing new energy in the US housing market—new listings have climbed by 8%, reaching their highest point since August 2022. This surge brings active listings closer to balanced territory, but it’s worth noting that pending sales have dipped to a low. Mortgage rates remain at 6.66%, continuing to put pressure on affordability, even as the median home price has edged up by 2.2%. Having spent over two decades guiding families and investors through every market cycle, I know just how important it is to stay informed and prepared. Whether you’re buying, selling, or considering your options, my focus is on the details that matter most to you. Every shift in the market is an opportunity—and with the right knowledge and support, you can navigate these changes with confidence.

As the temperatures drop, buyers start paying closer attention to something they may have overlooked all summer: the heating system. 🍂🏡

A home's heating system can influence comfort, maintenance costs, and long-term expenses, making it an important part of a buyer's decision.

Here's what many buyers look for during the fall:

🔥 Age of the system – A newer furnace or heat pump may mean fewer repairs and a longer remaining lifespan.
🛠️ Service history – Regular maintenance records can give buyers confidence that the system has been well cared for.
💨 Energy efficiency – An efficient heating system may help reduce monthly utility costs while keeping the home comfortable.
🌡️ Performance – Buyers often want to know the system heats the home evenly, runs quietly, and responds properly to the thermostat.

If you're planning to sell this fall, scheduling a professional HVAC service before listing your home can help identify minor issues, improve performance, and give buyers added peace of mind during showings.

📌 A well-maintained heating system may not be the feature buyers notice first, but it can be one of the details that helps them feel confident about making an offer.

Fall can be a surprisingly strong season to put your home on the market. 🍂🏡

While spring and summer get most of the attention, selling in the fall can come with some meaningful advantages:

🍁 Serious buyers are still searching – Many fall buyers have a specific reason for moving and may be more focused on finding the right home.

🏡 Less competition – With fewer homes competing for attention in some markets, a well-prepared property may have an opportunity to stand out.

💰 Motivated buyers and sellers – Buyers may be hoping to settle before the holidays, while sellers may have a specific timeline that creates opportunities for negotiation.

📸 Seasonal curb appeal – Fall offers a chance to showcase a home with warm lighting, seasonal landscaping, and a cozy atmosphere that can photograph beautifully.

📊 Local conditions matter – The strongest selling season varies by market, community, and property type, so current inventory, buyer demand, and recent sales should all factor into the strategy.

If selling is on the horizon, don't assume the market has to wait until spring. A well-timed fall listing can put your home in front of buyers who are ready to make a move.

📌 Thinking about selling this fall? Start with a look at your local market and what your home could realistically command today.

Renting's Edge Over Buying Is Shrinking as These Markets Turn Buyer-Friendly
Over the years, I’ve watched the market evolve—and right now, we’re seeing an interesting shift. While renting a starter home is still less expensive than buying in all of the 50 largest U.S. metros, that cost gap is getting smaller. Home prices are coming down, wages are moving up, and more affordable listings are popping up for buyers. Of course, qualifying for a mortgage still presents its own set of hurdles, but these changes are opening doors for many who may have felt homeownership was out of reach. With two decades of experience helping families navigate these market turns, I know how important it is to stay informed and consider every angle before making a move. Each situation is unique, and I’m here to make sure all the details are covered so you can make the decision that’s right for you and your family.
