One of my FAVORITE things about being in real estate is watching a house go from complete chaos to absolutely beautiful. 🏡🔥

I’m talking about the kind of house where you walk in and think, “Lord have mercy” the type of homes where you go home and shower after touring. Rinse the clothes in the backyard before the washing machine type…

Then a few months later you come back and BAM 💥 fine like wine..

That’s the part that never gets old.

And getting to watch my brother | SwitcHouse OKC | bring these homes back to life is something special.

Trust me when I say this…

Y’all are not ready for the finished product on this one.

This transformation is going to be GOOD. 👀🔥

I was supposed to be touring the whole house and instead I’m over here getting emotionally attached to a ceiling fan. 🤣

I got through the front door, looked at the office, and the tour was basically over.

The fan? Incredible.

The light fixtures? Beautiful.

The giant windows? Gave me full HD capability of judging the neighbors. 😭

And don’t even get me started on the wood-look tile running throughout the home. That’s my love language right there.

The crazy part is I hadn’t even made it past the ENTRYWAY.

If the beginning of the house is this good, just wait until you see the rest of it!

What looked like a simple home purchase turned into one of the toughest real estate deals we’ve worked through… 🏡

Older home. Outdated systems. During the home inspection, we uncovered mold, failing cast iron plumbing, compromised ductwork, and a roof at the end of its life. All while trying to sell our buyer’s current home at the same time. 😅

The sellers didn’t want to fix much and were close to walking away from the contract. But we knew the plumbing had to be addressed before closing.

Once it was opened up, more problems showed up. Unpermitted work, deeper repairs, and a much bigger risk than anyone expected.

We stayed in it. Negotiated hard. Protected our client. 💪

In the end, our buyers closed with a new roof, new plumbing, mold remediation, updated cabinets, $9,500 in closing costs, and their home SOLD.

This is why due diligence matters when buying a home. Especially with plumbing issues and older properties.
