JUST SOLD 🏡🎉

I met these buyers at one of my Clermont open houses. While we were talking, the wife looked at her husband and said, “We found our Realtor.” I think she told him twice just to make sure he got the message. 😂

They had been living in an RV since moving to Florida, building their business and waiting for the right time and the right home. Between work travel, staffing challenges, and busy schedules, this wasn’t an overnight search.

Another one closed. 🏡🔑

This one came with a little plot twist. The home was already under contract with another buyer who couldn’t perform… and that’s when my buyers stepped in.

We moved fast, negotiated hard, and closed in just 23 days. Even better? We got the seller to replace the water heater prior to closing, saving my buyers one less thing to worry about after move-in day.

Some closings hit differently.

This week we officially closed on 2504 Sapphire Greens Ln in Sun City Center, and this one became about much more than real estate.

The seller’s son reached out to me after seeing I was selling another home nearby. His father had recently been placed into memory care, and like many families facing dementia or Alzheimer’s, he suddenly found himself making incredibly difficult decisions.

We talked a lot throughout the process — not just about the home, but about family, guilt, responsibility, and trying to do what’s right for the people we love. My own family had recently gone through similar situations, and I think knowing someone truly understood what he was carrying helped bring him some peace.

Selling in 55+ communities can already be challenging:
No open houses.
No signs.
No access without an agent.
Restrictions at every turn.

But then, just two days after going under contract, his father passed away.

And overnight, everything changed.

The Power of Attorney immediately terminated, which meant the home now had to go through probate before we could close. Thankfully, this probate only took about two months — which is extremely rare.

To make matters worse, the original will was lost in the mail and accidentally routed around Alabama for weeks because of an incorrect ZIP code.

Despite everything, we finally closed Monday morning.

This experience reinforced something important:

Estate planning is not just about protecting assets.
It’s about protecting your family during some of the hardest moments of their lives.
