Well…. my not so baby got her permit and I’m not sure how I feel about it. A part of me shares her excitement while the other part feels anxious lol. I’m not sure why this milestone got here so quickly, but I’ll just have to go with it. Prayers for our safety while she learns to drive and let the yelling and screaming commence 😂😂

Here’s what “saving” on the commission can actually cost you when selling your home on your own 😏

🏡 Studies consistently show homes sell for significantly less on your own than ones listed with a realtor~ sometimes enough to wipe out any commission “savings” entirely

📈 Pricing mistakes can cost you. Without accurate market data and comps, it’s easy to overprice or even underprice

📸. Professional photography, video, drone, staging advice, and exposure are what gets the most eyes on your property and first impressions are vital
* so many homeowners only put 1-5 pictures online and oooof what a costly mistake!

🤝 Negotiating on your own against buyers agents is tricky, costly, and something to think about
* think about this ~ you are paying a commission to the buyers agents for them to negotiate against you!

📝. One mistake can lead to a deal falling apart or even a lawsuit when it comes to contracts, disclosures, and contigencies

💰 The bottom line…. sometimes “saving” 3% can end up costing you 10%.

Waiving the appraisal contigency only removes your right to cancel or renegotiate if the home appraised low. Missy lenders still require an appraisal to approve the loan~ you’re just giving up the protection tied to a low result not skipping the appraisal itself.
