Hello May!!! 🌺🌸😊🏡. Here is the market snapshot for Tucson for April 2026. Swipe to see the snapshot from April 2025. Not a lot has changed. Median list price is down a bit from last year, asking sales price is up a little, list to sales price ratio is still ~ 98% and we are still a little over 3 months of inventory. 🏡. List prices dipped a bit: ⬇️
Median list price is $395K (-1%), suggesting some seller adjustment.

Homes are selling close to asking:🏡
97.9% sale-to-list ratio, meaning minimal negotiation on average.

Fewer homes sold:
681 sales (-9%), indicating slightly slower activity.

Inventory is growing:⬆️
3.45 months supply (+11%), giving buyers a bit more breathing room.

Overall: The market is shifting toward more balance—still strong pricing, but with increased inventory and slightly less competition than before.⚖️.
